CHOP Pays $17.5M for Former Medical Examiner’s Building in West Philadelphia

Children's Hospital of Philadelphia has paid $17.5 million for a West Philadelphia building that was once home to the Philadelphia Medical Examiner’s Office.

Children’s Hospital of Philadelphia recently paid $17.5 million for a West Philadelphia building that was once home to the Philadelphia Medical Examiner’s Office, writes John George for the Philadelphia Business Journal.

The pediatric medical center intends to tear down the 69,000-square-foot building, though it has not yet decided on any future plans for the site. The 2.3-acre property at 501 S. University Avenue sits just half a mile from CHOP’s main hospital.

“While we are still determining our best use for this property, this acquisition further strengthens Children’s Hospital of Philadelphia’s ability to thoughtfully expand and enhance our Philadelphia campus footprint,” said a CHOP spokesperson.

The building, previously owned by the quasi-public Philadelphia Authority for Industrial Development, became vacant in 2022 after the Philadelphia Medical Examiner’s Office relocated to the former Philadelphia Inquirer building.

CHOP has been expanding its real estate holdings in recent years, investing over $66 million in properties across the region since 2024. These purchases include a 3.2-acre property at 3000 Grays Ferry Avenue for $24.75 million and a 42-acre property in Hamilton Township, New Jersey, for $17.5 million.
