Proposed Roxborough Development Plans 384 Apartments with 380 Parking Spaces

A proposed residential development in Roxborough near SEPTA’s Ivy Ridge Regional Rail station would include 384 apartments and 380 parking spaces, writes Jake Blumgart for The Philadelphia Inquirer.

Located at 4889 Umbria Street, the development site contains several repurposed industrial buildings housing businesses like Love City Vintage Furniture and Javies beer distributor. Most of the structures will be preserved, but Javies will need to take down several alcohol advertisements from the building’s exterior.

The development is a joint project by Genesis Properties of Philadelphia and GMH Communities of Newtown Square, with design work led by Philadelphia-based Oombra Architects.

The building’s first two floors will be dedicated to parking, with apartments on the five upper floors. Although no zoning relief is required, the project was reviewed earlier this month by the advisory-only Civic Design Review Committee because of its scale and concerns from neighbors.

“It’s a by-right build, so there’s not much we can do about the size,” said Marlene G. Schleifer, a leader of the Ridge Park Civic Association. “We are working with them through their legal counsel to make the design more in keeping with the factory building in front of it.”
