192-Unit Apartment Complex Submitted for London Grove by Delaware Developer

London Grove Township could become home to a 192-unit apartment complex proposed for a piece of farmland just off Route 1, next to a shopping center, writes Ryan Mulligan for the Philadelphia Business Journal

The nearly 20-acre site is owned by Pettinaro Co., a real estate firm based in Newport, Delaware. The $50 million project is expected to take about 18 months to complete, with the developer aiming to secure approvals by the end of the year. 

The community would feature a clubhouse, a pool, and an active recreation area. It will supply 489 parking spaces and 7.6 acres of green space. The residential units would be distributed across 32 apartment buildings. 

Pettinaro has owned the land since 2006. Originally approved for office development, the firm started pursuing its first apartment project in Pennsylvania after demand for office space dropped. 

Additionally, Pettinaro believes that apartments will represent a strong complement to the adjacent London Grove Village. 

“Now that has become sort of a central point of London Grove,” said Pettinaro. “We’ve got houses going up across the street, we’ve got the shopping center, we’ve got apartments. It’s really become sort of town central in my opinion.”
