The apartment building planned to replace the former Philadelphia Housing Authority headquarters building is scheduled to break ground next spring, writes Sandy Smith for Philadelphia Magazine.
The new building at 2012 Chestnut Street will be owned by the Philadelphia Housing Authority and built and managed by Alterra Property Group. The designer is JKRP Architects.
This marks the third iteration of a project first announced in 2016. At the time, Cope Linder Architects — now known as Nelson Worldwide — were slated to design a 200-unit building with 40 percent of the units designated as affordable. Six years later, that plan was replaced by a proposal for a 162-unit building, also with 40 percent affordable units, this time designed by JKRP Architects.
The current version of the project calls for a 121-unit building, 60 percent of which will be affordable, along with 4,500 square feet of retail space.
One of the reasons for the latest changes is that PHA will now finance the project.
“PHA will be handling all the financing,” said Mark Cartella, senior vice president for development and construction at Alterra.
The 14-story building will have 63 one-bedroom units, 30 two-bedroom units, and 28 studio apartments.
