263-Room Philadelphia Airport Hotel for Sale: Embassy Suites Lists at $40M Appraisal

The Embassy Suites by Hilton Philadelphia Airport, now on the market after nearly two decades under Ashford Hospitality Trust ownership.

A familiar name near Philadelphia International Airport could soon be under new ownership. 

The 263-room Embassy Suites by Hilton Philadelphia Airport at 9000 Bartram Ave. has been put up for sale by Dallas-based Ashford Hospitality Trust, a move that would mark the company’s exit from the Greater Philadelphia market, according to Emma Dooling of the Philadelphia Business Journal

The property is being marketed by JLL’s Hotels & Hospitality Group with no listed asking price, but the numbers tell a compelling story.  

The hotel generated more than $14 million in revenue in 2025, nearly 9 percent more than the year before, posting a 78.4 percent occupancy rate, an average daily rate of $155.49, and revenue per available room of $121.96.  

An independent appraisal in February 2025 valued the property at $40 million, up 15 percent from its 2020 valuation. 

Ashford originally acquired the hotel in 2006 as part of a $267.2 million, seven-property portfolio purchase.  

Now, nearly two decades later, the sale reflects the company’s broader effort to reshape its holdings and reduce debt. 

Built in 1990 and renovated in 2018, the hotel offers an indoor pool, fitness center, restaurant, and meeting space, and its airport-adjacent location could prove especially attractive to buyers eyeing the region’s near-term demand drivers, including the 2026 FIFA World Cup and America’s 250th anniversary celebrations.
