A major redevelopment vision taking shape in the region could soon have a big impact in Montgomery County, writes Paul Schwedelson for The Philadelphia Business Journal.

Developer Dean Adler plans to transform aging shopping malls, including Plymouth Meeting Mall, into vibrant mixed-use destinations anchored by youth sports facilities.

At Plymouth Meeting Mall, Adler’s proposal calls for adding 280 residential units while retaining key retail anchors such as Boscov’s and Burlington Coat Factory. The plan also introduces a multi-purpose sports field, pool, and ice-skating rink.

The concept is part of a broader strategy Adler is applying across the region. He is also under contract to acquire the Franklin Mall in Northeast Philadelphia, where he envisions a larger-scale redevelopment featuring youth sports complexes, a hotel, workforce housing, restaurants, and even a water park.

This proposal reflects a larger trend to shift from traditional retail spaces. Rather than relying solely on shopping, developers are increasingly blending residential living, entertainment, and recreation to drive foot traffic and long-term viability.

Adler, known for adaptive reuse projects across the region, sees youth sports as a key anchor, bringing consistent activity and drawing families who support surrounding businesses.

If realized, the Plymouth Meeting Mall transformation could position the site as both a regional destination and a local hub for community activity.
