The future of the former Freddy Hill Farms property remains a hot topic in Towamencin, writes Dan Sokil for The Reporter.
Township supervisors recently reviewed a revised proposal from Pinnacle Realty that would bring 207 housing units to the longtime dairy farm and entertainment site. The property has been under discussion since the Seipt family announced in 2025 that Freddy Hill would close after more than 50 years in operation.
Developer Tony Maras presented the updated plan as a compromise between a 141-unit by-right development and a previously floated 300-plus-unit concept.
The new proposal includes single-family homes, townhouses and smaller-lot residences, along with road reconfigurations near Sumneytown Pike, Troxel Road and Kriebel Road. Roughly 66 acres of open space would be preserved, largely along an existing stream.
Residents voiced a range of opinions. Some expressed concerns about traffic congestion, environmental impacts and home prices that could range from the $600,000s to over $1 million.
Others urged the board to at least explore the 207-unit option, noting that the 141-unit plan could proceed without further zoning changes.
Supervisors signaled interest in reviewing additional engineering details before making a decision, keeping both options on the table.
