111-Acre Office Park with Four Buildings Up for Sale in Malvern

The four buildings at 51 Valley Stream Parkway, three office buildings along with a data center, are currently occupied by Oracle, with the property currently being marketed for mixed-use redevelopment. 

Malvern Green is owned by health care IT company Cerner Health Services, which Oracle acquired three years ago for $28.3 billion. Oracle has since been consolidating the acquired office space. 

Constructed between 1982 and 1999, the complex provides space for over 1,000 employees and includes a 400-space parking garage, as well as 1,400 surface parking spaces. 

The property is currently zoned for office use, though a prospective buyer could approach East Whiteland Township to pursue zoning modifications that would allow a wider range of uses. 

Valley Creek, which runs through the property, also limits how much of the site can be redeveloped. 

The site is conveniently situated between Route 202 and I-76, and is also close to Routes 29 and 30, providing excellent highway access for commuters.
