Abrams Realty & Development has set the timeline for Exton Square Mall redevelopment, with work set to begin in late spring 2026, writes Paul Schwedelson for the Philadelphia Business Journal.
The first phase of the project includes construction of a freestanding Main Line Health building spanning 50,400 square feet. Once the existing Main Line Health clinic relocates from the mall, demolition of the original building is planned for late summer 2027, according to Abrams Realty & Development owner Peter Abrams.
“And then everything starts to come together,” he said.
Exton Town Centre, as the redevelopment is called, received the West Whiteland Township Planning Commission’s approval recommendation in August.
The project will now go to the Board of Supervisors, which could approve the master plan by Thanksgiving, said Abrams.
According to the master plan, most of the 990,000-square-foot mall will be demolished, leaving the existing 178,000-square-foot Boscov’s department store intact.
Abrams intends to replace it with 167,180 square feet of retail and commercial space, a fitness and entertainment center spanning 121,374 square feet, 48,743 square feet of office space, and a 6,440-square-foot day care.
