A century-old golf course in Cheltenham could soon be transformed into a vibrant mixed-use community, writes Ryan Mulligan for the Philadelphia Business Journal.
The long-shuttered Melrose Country Club, located on 116 acres just outside the Philadelphia border, is the focus of a sweeping redevelopment plan that includes housing, medical offices, retail, and community amenities.
Named Enclave at Melrose, the project from Bala Cynwyd-based BG Capital proposes 330 residential units — primarily townhomes — with a portion reserved for residents 55 and over. Revised plans submitted in late April also call for 248,000 square feet of medical office space, two assisted living facilities, 62,000 square feet of retail, and a community center with a pool.
The site straddles Tacony Creek and Tookany Creek Parkway near the Lawndale SEPTA station. The development would roll out in phases, with health care and retail components arriving later. The Melrose clubhouse, a fixture since the club opened in 1926, would be demolished.
This marks the final former golf course in Cheltenham poised for redevelopment — following similar projects at Ashbourne and Wyngate.
Led by JB Richards Construction’s Joseph Byrne and former Govberg Jewelers CEO Danny Govberg, BG Capital is awaiting planning commission feedback at a May 19 meeting, with potential preliminary approval by June.
