$30 Million Andorra Shopping Center Redevelopment to Feature Giant Store As Main Catalyst

Federal Realty Investment Trust is taking the lead on a $30 million redevelopment of Andorra Shopping Center in Northwest Philadelphia.

Andorra Shopping Center is set to undergo a $30 million redevelopment project, and a new Giant store will be the center of it all, writes Paul Schwedelson for the Philadelphia Business Journal.

As part of the redevelopment plans, Federal Realty Investment Trust is downsizing a 30,000-square-foot portion of the Northwest Philadelphia retail property.

A 50,000-square-foot Giant store will be constructed at the site of a former Acme supermarket, which has been demolished. The new Giant store is planned for a spring 2026 opening.

“As retail has evolved, we’re finding that it’s not just about filling space,” said Kari Glinski, Federal Realty’s vice president of asset management. “It’s about creating the right sense of place. And by doing so, you might not want to fit tenants into just plain old space. You might want to reimagine what’s there today.”

In Federal Realty’s view, constructing the Giant store is the main catalyst for that reimagination.

Further plans for the redevelopment include a new 10,000-square foot KinderCare childcare center; 14,000 square feet of landscaped plazas and outdoor dining spaces; enhanced sidewalks and pedestrian connectivity; and more.

Federal Realty’s goal is for more tenant demand, along with higher-quality tenants.
