For nearly a decade, New York-based Midwood Investment & Development had planned to build an apartment building on the long-vacant lot in the Italian Market.
However, a change of plans will instead see a low-slung retail complex built on the southeastern corner of Ninth Street and Washington Avenue, writes Jake Blumgart for The Philadelphia Inquirer.
A recent brochure from real estate consultancy revealed plans for the site include more than 23,500 square feet of retail space along with a 2,500-square-foot covered pavilion and outdoor deck.
“First ground-up, new construction retail development in the heart of The Italian Market in over a generation,” a MSC brochure reads.
A spokesperson for Midwood Investment & Development said in an email statement that there has been incredible interest from retailers, which include food and beverage.
With the new retail proposal, Midwood is seeking to lean into the active street life that the Italian Market is known for. It is also heavily stressing South Philadelphia’s thriving culinary scene.
“Building setbacks create ample outdoor areas for restaurant seating and community gathering,” the brochure reads. “Large-format restaurant opportunity on Ninth Street with expansive rooftop bar and dining area.”
Midwood promises to add more outdoor dining options and a communal gathering space as part of this proposal.
