Gen Z Flocks to Philadelphia, While Older Generations Move Out, New Report Finds

The U.S. Census Bureau’s American Community Survey has released new data to show migration trends across generations for 2023 and its shows that Gen Z are flocking to Philadelphia, while all older generations are leaving in larger numbers.

While Gen Z flock to bustling cities like Philadelphia as they enter the housing market, older generations are drawn to warmer climates and smaller towns, writes for This Old House.

This Old House used data from the U.S. Census Bureau’s American Community Survey to determine migration trends across generations for 2023.

Over that period, Philadelphia recorded an inflow of 47,690 Gen Z residents and an outflow of 27,590. This puts the city’s Gen Z net migration at 20,100. In 2022, the city recorded an even higher Gen Z net migration of 22,405.

Meanwhile, the city has experienced negative net migration for all older generations, with millennials showing the biggest decline.

Philadelphia saw an inflow of 21,988 millennials in 2023 and an outflow of 26,115, resulting in a net migration of -4,124.

That same year, 6,452 Gen X residents moved to the city, while 7,777 left, resulting in a net migration of -1,325. Baby Boomers also predominantly chose to leave, with an inflow of 3,800 and an outflow of 4,302, for a net migration of -502.

Finally, 1,584 members of the silent generation chose to move to the city while 2,600 chose to leave, resulting in a net migration of -1,016.
