Developer Proposes New 66-Unit Apartment and Retail Project in Mount Airy

A developer has proposed a new five-story, 66-unit apartment building and retail space in Mount Airy that would include a mix of one- and two-bedroom apartments along with 4,000 square feet of commercial space on the ground floor.

The proposed development would include a mix of one- and two-bedroom apartments along with 4,000 square feet of commercial space on the ground floor.

For the project to happen, it would require the demolition of five buildings that Schutz is still in the process of acquiring.

He expected demolition and construction to begin in the first quarter of 2025 and take about 18 to 20 months to complete.

Schutz believes the project will help fill a need a void of new multifamily housing in the Mount Airy neighborhood.

“We felt that it was a nice neighborhood with ease of access to both the city and the suburbs,” Schutz said. “That’s why we looked into this area. There’s also not many apartments out that way, and whatever apartment stock is out there is somewhat older.”

Philadelphia-based firm CosciaMoos Architecture is working on the project.

About two-thirds of the units would be one-bedroom units with around 20 two-bedroom units and a few studio apartments.
