As potential buyers increasingly choose high-end rentals over starter homes, Philadelphia has added another new, amenity-rich apartment building to its lineup: The Noble, writes Jeffrey Steele for Forbes.
The building, located at 2000 Spring Garden Street, has 13 stories and 360 units. It was developed by National Real Estate Advisors and Kushner Real Estate Group.
It includes an outdoor year-round 75-foot pool with skyline views along with a deck and 10,000-square-foot green space.
Among the popular indoor features are the 17,000-square-foot City Fitness Gym, a coworking space, a conference room, an amenity lounge, and a party room.
The residents can also enjoy the art program, which is highlighted by a 1,365-square-foot mural created by Douglas Hoekzema.
Those who opt for higher-end apartments may wind up enjoying a superior quality of life than they might in a for-sale starter home.
Authors of a recent CBRE study described a significant affordability gap between homeownership and renting, creating “a steep financial barrier to homeownership for many households.”
Apartments are seen as an affordable alternative for many.
