A New 204-Unit Apartment Project is Likely Coming to West Philadelphia

A new multifamily development proposal in West Philadelphia near the 52nd Street commercial corridor and Market-Frankford Line features two six-story buildings. One will have 171 apartments, including 16 studios, 149 one-bedroom apartments, and six two-bedroom apartments. The other will have 33.units, each with one bedroom.

The plan features two six-story buildings. One will have 171 apartments, including 16 studios, 149 one-bedroom apartments, and six two-bedroom apartments. 

The other will have 33 units, each with one bedroom. It would also have 882 square feet of commercial space in the cellar with the same amenities. 

“The thing that’s most exciting is, for me, when you take a piece of property that is underused and bring it utility,” said developer Jon Adler. “You watch a property go from a vacant lot to a productive building that has people living in it.”

The currently vacant lot that the new development would be built sits in an overlay district that requires affordable housing be included. 

Since the property sits within the mixed-income neighborhood overlay district, it is required to have 20 percent of its units — 41 units — set at affordable rents for people earning up to 40 percent of the area median income. 

Construction is estimated to begin in 15 to 18 months, with completion expected two years after construction starts.
