Spacious Rittenhouse Square Rowhome, Former Italian Consulate, Hits Market for $2.5M
A colossal Rittenhouse Square rowhome, which was formerly the Italian Consulate during the mid-20th century, has been listed for $2.5 million with approved plans to convert it into a multifamily building, writes Ryan Mulligan for the Philadelphia Business Journal.
The 10,700-square-foot Locust Street property was constructed in 1898. It is currently set up as a single-family home, but could now be converted into apartments due to its zoning as RM-1.
Preliminary plans that are already in place would allow the building to be divided into as many as five apartments. According to co-listing agent Billy Walsh of Keller Williams Empower, a developer could create two bi-level units along with a fourth-floor apartment.
Currently, the home has four bedrooms, but that number could be easily increased thanks to the large customizable fourth floor.
The majestic residence opens to a “music enclave” on one side and a parlor on the other. The second floor is home to the kitchen, a dining room, a living room, and a bedroom. Three more bedrooms–one of them a primary suite can be found on the third floor, along with an office space.
Meanwhile, the basement could easily be transformed into a gym, billiards room, or used as additional living space.
