Huge Planned Project in Wynnefield Would Essentially Create New Neighborhood in Philadelphia
A sprawling, new development with 169 residential units in West Philadelphia could create a new neighborhood between City Avenue and the Schuylkill River, writes Ryan Mulligan for the Philadelphia Business Journal.
The planned project, called Wynnefield Heights Square, launched its pre-sales with 142 condo units that start at $289,000 and 27 townhomes starting at $499,000.
According to Noah Ostroff, founder of the PhillyLiving real estate team and partner at Keller Williams Empower, this is one of the largest for-sale residential projects being worked on in Philadelphia at this time and will result in the creation of “a whole neighborhood.”
Ostroff is leading the sales effort on the project for Borkson Properties. He said the plan is to start slow and let the pace of sales determine the timeline for the full buildout, which is expected to last for around two years.
The first phase of construction will start in October and will include five townhomes and 12 condos. The initial homes are expected to be completed by February, if not earlier.
However Ostroff also noted he has already received “a lot of demand” from interested buyers since pre-sales launched.
“I think that’s because of the price point,” he said.
Ostroff added that the project will be capped by an 83-unit apartment building.
