Brandywine Realty Trust On Verge of Securing Lab Tenant at Cira Centre, Growing Life Sciences Space

Brandywine Realty Trust is building momentum on finalizing a life sciences tenant to take up a full floor of lab space at the Cira Centre building in University City.

Brandywine Realty Trust is building momentum on finalizing a life sciences tenant to take up a full floor of lab space at Cira Centre in University City, writes Paul Schwedelson for the Philadelphia Business Journal.

While it is not yet known for the prospective tenant is, CEO Jerry Sweeney said it would take up the entire eight floor of the building. This amounts to 27,386 square feet.

They are currently building out the same as part of the expansion of Brandywine’s B+labs incubator.

Brandywine launched B+labs’ first 50,000 square feet space in partnership with the Pennsylvania Biotechnology Center in 2022. The space is now 91 percent leased.

Once its newest Cira Centre tenant is secured, the lease would add to a handful of other negotiations that have progressed recently as the life sciences market continues to grow in University City.

“We are very encouraged with what we’re hearing on the capital raising front,” Sweeney said. “We believe that will generate some additional activity in the near term.”

Brandywine is also advancing negotiations for lab space at its other buildings nearby.

Two blocks down, Brandywine is planning to complete a 400,000-square-foot life sciences building in the fourth quarter of 2024.
