Two West Philadelphia Properties Go On the Market
In West Philadelphia, two properties owned by developer Kfir Binnfield are up for sale, writes Paul Schwedelson for the Philadelphia Business Journal.
One of the buildings is an eight-story, 150-unit apartment building, while the other is a development site two blocks away that would turn into a 12-story, 170-unit project.
The former, located at 4900 Spruce Street, is named Olympic Tower Apartments. It’s a 133,000-square-foot building with 41 ground-floor parking spots, 18,000 square feet of amenity space on the top floor, a fitness center, and a rooftop deck with two hot tubs.
It also features about 1,500 square feet of commercial space, as well.
About 45% of the units of the property have been leased, according to Global Real Estate Advisors’ listing.
Two blocks east at 4726-4748 Spruce Street in the Walnut Hill neighborhood features nearly 23,000 square feet of commercial space and 39 on-site parking spaces.
The first property is listed for $49 million, while the second is listed for $10 million.
The two sites reflect the wave of ongoing University City developments that have emerged in recent years.
