Two social impact-oriented developers are planning to construct a massive mixed-use project at the long-neglected site next to Amtrak’s North Philadelphia train station, writes Paul Schwedelson for the Philadelphia Business Journal.

Philadelphia-based Shift Capital and New York-based Essence Development, which is led by former Philadelphia Eagles safety Jamar Adams, acquired the land for $11.8 million this spring. Their plans include creating around 2 million square feet of commercial, residential, retail, and community space.

Shift and Essence bought the property from HFZ Capital Group, which had plans to redevelop the site but never followed through. The company later faced financial and legal challenges concerning its other developments, providing an opportunity for Shift and Essence.

The specifics of the project are still being determined. The two companies plan to spend up to the following 12 months in “exploration mode,” according to Shift Capital CEO Brian Murray. This will include discussions with community groups, a collection of ideas, and figuring out what fits best.

“What we know aspirationally is this needs to make a major contribution to the city of Philadelphia,” said Murray.
