Bryn Mawr-based Alliance HP Buys Two Montgomery County Properties for $23.1M
Bryn Mawr-based real estate firm Alliance HP has purchased two properties in Montgomery County – one industrial building and one office building – for a total of $23.1 million, writes Paul Schwedelson for the Philadelphia Business Journal.
The company bought a 143,000-square-foot fully vacant office building in Plymouth Meeting for $11.3 million. Alliance HP is currently converting the building into a flex industrial space by adding new loading docks and drive-in doors. The property is zoned for limited industrial.
Plymouth Meeting Title Holder was the seller.
Meanwhile, Alliance HP paid $11.8 million for an 81,553-square-foot warehouse in King of Prussia, located less than three miles from the King of Prussia Mall. The property is currently occupied by Ferguson HVAC.
The seller of the property was King of Prussia CSC, which purchased the building 23 years ago for $2.7 million.
This latest acquisition aligns with Alliance HP’s similar purchases in the region’s industrial sector in recent years. The company’s portfolio contains three million square feet, one million of which is flex, warehouse, and office space in Montgomery County.
